Transfer Tax (ITP): This is a tax for resale (second-hand) properties. The more expensive the property, the higher the tax rate.
VAT (IVA): This is a tax for new properties from a developer. You pay this instead of ITP for new builds.
Stamp Duty (AJD): This is another tax you pay when buying a new property, on top of VAT.
Notary & Land Registry Fees: These are official fees for handling the paperwork and registering the property.
Legal Fees: You will also pay a lawyer to help you with the purchase and check the contracts.
There are also yearly property taxes (like IBI), and possibly future taxes (like capital gains tax if you sell).
One-Time Taxes and Fees When Buying Property in Mallorca:
1. Transfer tax (ITP) for resale properties:
- 8% on the first €400,000
- 9% on €400,001 to €600,000
- 10% on €600,001 to €1,000,000
- 12% on €1,000,001 to €2,000,000
- 13% on amounts over €2,000,000.
- Reduced rate: 4% for primary residences under €270,151.20 (if conditions are met).
2. VAT (IVA) on new properties:
- 10% for new residential properties
- 21% for new commercial properties or land.
- VAT replaces ITP for new builds.
3. Stamp Duty (AJD):
- 1.5% of the sale price up to €1,000,000
- 2% if the sale price exceeds €1,000,000.
- It is paid together with VAT for new properties.
- 4. Notary and Land Registry Fees:
Notary fees: Approx. 0.2%-0.5%
Land registry fees: Approximately 0.1%–0.5%
